RVOP Unit Leasing Considerations

Section 5.8(a)(6) of the Rolling Valley Office Park Bylaws governs the general requirements pertaining to leasing of condominium units within the Dominion Green office complex.  
The Bylaws state that the Board of Directors may suggest or require a standard form of lease for use by unit owners.  Also, all unit owners are required to forward a conformed copy of all leases to the RVOP Board of Directors.


The Rolling Valley Board of Directors has developed a set of standard clauses to be included in RVOP leases, which are included below.  Use of these lease clauses is not mandatory, but because they contain the various terms necessary to comply with the condominium leasing requirements, owners and tenants should at least give their use serious consideration.


Some examples of the matters which should be of concern to owners and tenants when leasing Rolling Valley Office Park condominium units include the following:    


  • No unit may be rented for an initial period of less than one month and only complete units may be leased.  In other words, it is not permissible to lease or rent any portion of a condominium unit less than the whole unit.
  • All leases must be in writing and must require the leasing tenant to, (i) comply with the condominium instruments and all the rules and regulations of the instruments and the Board of Directors; (ii) include a provision that failure to comply with those rules and regulations will constitute a default under the lease; and, (iii) provide that the Board of Directors has the power to terminate the lease or to bring an eviction action against the tenant in the name of the owner in the event the tenant fails to abide by those rules and regulations.
