The Virginia Condominium Act (§§ 55.1-1900, et seq., of the Code of Virginia) (the "Act"), generally requires that upon resale of a condominium unit, the unit owners’ association, or its management agent, shall provide the prospective purchaser with a certificate of resale outlining the financial condition of the condominium and describing whether the unit being sold fails in any way to comply with the various instruments and rules and regulations affecting the unit.
Rolling Valley Office Park (i.e., Dominion Green Office Condominium), as a commercial-office condominium complex, is not subject to those provisions of the Act which require providing a prospective purchaser with a certificate of resale or a packet of condominium documents.
Nevertheless, prospective buyers, as well as interested real estate agents and brokers, and owners and tenants within Rolling Valley Office Park should be uniformly interested in the financial condition of our condominium complex and of the rules and regulations affecting owners and tenants as well as prospective buyers and prospective tenants.
Making that information readily available to all interested parties and their respective representatives, even through not required by the Act, is one of the primary reasons the Board of Directors of Rolling Valley Office Park established this website. However, while the general information about Rolling Valley rules and regulations and the condominium instruments are available on this website, and while individual unit current financial information is available to prospective purchasers, and while general financial information and reports are available on this website, this site does not provide, nor will the Board of Directors provide, information about whether a unit being sold fails to comply with the various instruments and rules and regulations affecting the unit.
Unlike residential condominium projects, commercial office condominiums, such as Rolling Valley Office Park, do not regularly inspect units for compliance issues nor does the association inspect a unit as part of a possible re-sale inquiry.
