Purpose
The purpose of this web page is to briefly outline and discuss the guidelines and requirements for allowable signs within Rolling Valley Office Park. Often, a crucial part of a business is its outward expression to the general public. A seemingly simple matter, such as one’s door or building sign, could be a client or customer’s first impression of a business. This first impression can be enhanced by assuring that the sign the customer or client sees conveys the proper professional image for one’s business. For RVOP businesses this first impression is further enhanced where the overall appearance and display of the signs within RVOP are consistent, well-maintained, attractive, professional.
"Sign Package Guidelines" for RVOP are discussed in detail in Exhibit C to the RVOP Bylaws. Sign guidelines are detailed and specific. The RVOP Board of Directors has the right and responsibility to approve all signs and to remove any sign which is not in compliance with the guidelines. The condominium association also reserves the right to pursue action to collect all legal and operating costs involved in removing any sign which has not been approved by the Board of Directors.
Prohibited Signs
No signs of any type on either doors, windows, facades, roofs or grounds may be put up without approval of the Board of Directors. Free standing signs or temporary signs attached to cars, vans or trucks are not permitted with the exception of for rent or for sale signs. One standard size free standing real estate sign is permitted per unit when it is for sale or rent. No banners of any type are permitted at any time.
Permissible Signs
There are three broad categories of permissible signs within RVOP, door signs, entryway signs and exterior, large backlit signs. Whether a particular sign is permissible, depends on the type and location of the specific unit to which it applies. All units within RVOP are authorized to display door signs. Most units are permitted entryway signs, posted on the exterior brickwork by the entrance to the unit. Only those units facing Old Keene Mill Road or Shiplett Boulevard are allowed to display the large, exterior backlit signs.
The descriptions contained on this web page are only broad and summary outlines. The RVOP Sign Package Guidelines contain several variations from these descriptions for certain specific circumstances, and should always be reviewed and used for selecting and installing signs.
Summary of Sign Specifications
An owner of a two level unit, with upper and lower levels of the unit facing Old Keene Mill Road or Shiplett Boulevard may put up either one backlit, three feet high by ten feet wide sign in the recessed area of the façade between the windows or two separate backlit signs each measuring two feet high by 7.5 feet wide on the jutting forward portion of the façade. Owners of one floor units, upper or lower level, facing Old Keene Mill Road or Shiplett Boulevard may each put up a sign measuring 18 inches by ten feet. These exterior signs must be backlit and blue in color conforming to the other RVOP backlit signs. There are a few other allowable variations from these measurements, for end units, uniquely configured units and in some other limited circumstances. Precise specifications and drawings for all exterior, backlit signs may be found in the Sign Package Guidelines.
All entryway signs must be rectangular, satin brass finish, with black enamel lettering, mounted on wood which does not extend beyond the brass sign. These signs must be secured to the brickwork next to the entry door and not on the door itself. Entryway signs where both upper and lower level units are owned or occupied by a single business, may not exceed two square feet in area, generally two feet wide by one foot high and must also be rectangular in shape. Where the levels are owned or utilized by two occupants each should be not greater than one square foot, generally two feet wide by six inches high.
All door signs must be satin-brass finish with black enamel lettering, mounted on wood and then secured to the entry door to the condominium unit. Dimensions for door signs are 18 inches wide by six inches high
Conclusion
No unit owner or tenant is required to display any sign of any type. But where a sign is to be displayed, it must conform to the detailed and specific guidelines of RVOP Sign Package Guidelines. If one decides to have a sign, then it is solely the unit owner’s responsibility to pay for and maintain any such sign. When door signs are used, it is also the responsibility to restore the exterior finish of a particular door when the sign is removed after the occupant of the unit vacates.
